Kane Concourse Is Quietly Becoming A Different Two Blocks This Summer

For years the shortest honest description of Kane Concourse was "the walk between the LOVE sculpture and Bal Harbour Shops." That is still technically true. It is also, as of this summer, the least useful way to describe what is happening on the strip. The block's center of gravity has shifted west, toward 1177, and the shift is not subtle once you know where to look.

If you live on the islands, you have already noticed the valet stand that was not there last year, the office arrivals in the morning that were not there last year, and the construction fencing about to go up a few doors east. Here is what all of that adds up to, and what is still to come before Labor Day.

1177 Kane Is Now Doing Three Jobs At Once

The single most consequential change on the Concourse this year is the temporary certificate of occupancy issued in early April for THE WELL Bay Harbor Islands at 1177 Kane Concourse. That address is not one building doing one thing. It is three overlapping programs sharing a lobby.

The residential component is a mixed-use development that combines luxury residences with 102,000 square feet of high-end office space at 1177 Kane Concourse, with 66 residences and 22,000 square feet of wellness-inspired amenities. Units are 90% sold, while the office component is 90% leased to a mix of financial services firms, creative businesses and family offices. That last number is the one worth sitting with. A boutique Class A office building on a two-block strip does not lease to 90% before its neighbors' construction cranes have even topped out unless the tenant pool is already living within a fifteen-minute drive.

The office rooftop was designed for community events and activations, which means the top of 1177 will function as programmed space, not a mechanical deck. If you live in one of the mid-rises on the western island, that is a new sightline to expect.

The Club Opens Later This Summer. The Market Does Not.

The piece most residents are actually asking about is the third program at 1177: the wellness club. A residents' and members club will expand the property's wellness offerings with another 16,000 square feet of wellness amenities. The club is set to open later this summer, while a GoldenGood Market and Eatery will open next year.

Two things follow from that timeline. First, the club opening is a summer event, not a fall one, which matters if you are trying to schedule a membership tour around travel. Second, the everyday grocery-and-prepared-food piece that would most change the block's foot traffic pattern is not opening this year. The shop will provide residents and office tenants with a mix of sustainably sourced foods, artisanal products and everyday essentials. Until it opens, the daily errand geography of the islands does not really change. You are still driving to Bal Harbour or up to Surfside for a proper grocery run.

The club itself is being programmed around a specific spa vocabulary. The wellness amenities will include what The Well says will be Miami's first caldarium, a saunarium and halotherapy steamroom as part of the club's Bathhouse. Whether the caldarium claim holds up regionally is beside the point for residents. What matters is that the club is being positioned as a destination for members from Bal Harbour and Indian Creek, not just a residents' amenity, which changes the arrival pattern on the block during peak hours.

What Is Actually Coming, And When

The Arts Festival deserves its own line because it is the one event on the strip that a resident's out-of-town family will ask about. The 2026 edition ran on the royal palm tree-lined Kane Concourse in the center of the Town's beautifully landscaped downtown area, and the format has been consistent enough to plan around a year in advance.

The Construction You Will Be Walking Past

The other visible change this summer is happening five blocks east, at the water end of the concourse. Vertical construction is underway at One Kane, a 126,000-square-foot Class A+ waterfront office building rising at 9551 E. Bay Harbor Drive in Bay Harbor Islands. The six-story project is being developed by Miami-based Taubco in partnership with New York-based Landau Properties, with completion anticipated in early 2027.

The reason to care about this as a resident, rather than as an investor, is the pedestrian experience. The site sits within walking distance of Bal Harbour Shops, nearby hotels, and luxury retail, which is to say directly on the walk most locals use to get from the western island to the Shops. That walk is now a construction walk through the end of 2026.

The building's programming is worth reading closely, because it explains who will be arriving on the block once it opens. One Kane will provide eight private yacht slips supported by a full-time Dockmaster and valet service, enabling dock-to-desk access from the Indian Creek Waterway. By land, the project includes private vehicular access, valet parking, and 24-hour secured entry. The tenant profile it is being underwritten to is executives who already live or are looking at residential options in Bay Harbor Islands, Indian Creek, Bal Harbor, Surfside and similar communities. Read together with The Well's leasing progress, the pattern is clear. The Concourse is being rebuilt as a work address for people who already sleep two bridges away.

What Still Works The Same

If any of that reads like the block is losing its texture, it is not. The everyday operators most locals actually use are unchanged.

Mister O1 at 1065 95th Street is still doing the same late kitchen it opened with, Monday through Thursday from 11:30 a.m. to 10 p.m., Friday and Saturday from 11:30 a.m. to 11 p.m., and Sunday from 11:30 a.m. to 10 p.m. The Palm remains the private-club-adjacent room it has always been, and the 95th Street Park keeps its Sunday-evening rhythm with the Town Concert and Farmer's Market schedule the town publishes each month. The Robert Indiana LOVE sculpture on the eastern-most median of the two-block business district is still, for most residents, the mental anchor of where the Concourse begins.

The change on Kane Concourse this summer is not that the block is becoming something else. It is that a residential building at 1177 has quietly absorbed the functions of a health club, a small office park, and eventually a market, all inside one address. The rest of the strip is being asked to specialize around it.

Reading The Block Like A Resident

The practical implications for someone who already owns here are narrower than the headlines suggest. Traffic patterns on Kane will get heavier at 8 to 9 a.m. and 5 to 6 p.m. as The Well's office component fills, and heavier again on weekend mornings once the members club opens later this summer. Parking on 96th around 1177 will tighten. The construction walk east of the Shops is real for the next eighteen months. The grocery-run geography does not change until GoldenGood opens next year.

None of that is bad news for a resident. It is, in aggregate, the reason property owners on the two islands have been watching this address since the site plan first went to the Design Review Board. A working office population on the Concourse is what the retail on the strip has always needed to support the kind of small operators that make an island neighborhood feel like a town instead of a bedroom community. That population is arriving now.
